Permit passed inspection March 2024.
Sliding Glass Door Replacement: Corroded Track to CGI Sentinel in South Princeton
The existing 12-foot sliding door had a corroded bottom track that bound the panels and a failed weatherstrip letting water pool on the tile. Our measured survey found the header out of level by 3/8 inch over the span. We specified a CGI Sentinel Series impact-rated sliding door with stainless steel tandem rollers, shimmed the header true, and documented the operable force at 8 pounds on the final photo record. The written price before work started was $4,200-$4,800 depending on interior finish color; the customer chose white, and the final matched the quote at $4,350.
Energy-Efficient Window Installation: New Construction in Goulds, Princeton Perimeter
This was a block construction addition with raw openings and no existing frames to guide us. We took frame readings at three points per opening, found the south wall had a consistent 1/4-inch taper from sill to header, and specified ECO Window Systems vinyl double-hungs with low-E coating and argon fill. The U-factor came in at 0.27, the SHGC at 0.21 for the southern exposure, and the documented photo record shows the nailing fin integration with the stucco wrap. Written price: $3,800 for seven openings. Passed rough and final inspection on first call.
Impact Garage Door Installation: Non-Rated Panel to Mr-Glass Impact-Rated in Princeton Proper
The existing garage door was a non-rated steel panel with no wind-load sticker, which meant the homeowner’s wind mitigation inspection failed and insurance premiums stayed high. We measured the torsion spring assembly, specified a Mr-Glass impact-rated garage door with reinforced struts and a wind-load certification to 140 mph, and coordinated the install with a licensed garage door contractor under our permit. Custom Geometric Window: Trapezoid Transom Above Entry in Redland
The original trapezoid transom had cracked and been boarded over for two years, leaving the entry dark and the homeowner without a product that matched the existing sightline. We templated the opening with a full-scale pattern, sent it to ViewLux for a custom geometric impact-rated unit with laminated glazing, and received a shop drawing back in ten days. The installation required cutting back the stucco to integrate the nailing fin, then matching the finish with a pre-colored patch. The documented photo record shows the template, the shop drawing, the rough opening, and the finished sightline. Written price before work started: $1,800. No change order.
Front Entry Door Replacement: Hollow-Core to Therma-Tru Fiberglass in South Princeton
The existing door was a hollow-core steel slab with a rusted jamb and no deadbolt strike reinforcement. We found the rough opening 1/2 inch out of plumb and the sill pan rotted through. Specified a Therma-Tru fiberglass impact-rated entry door with composite jamb and adjustable sill, reframed the opening true, and installed a four-point locking system with a reinforced strike box. The documented photo record shows the reframed opening, the door hung with 3-inch screws into framing, and the final hardware set. Written price: $2,100-$2,500 depending on glass style; customer chose clear Low-E, final $2,280.
